Welcome to Williamsburg and James City County, one of the most “famous” portions of Hampton Roads! Known best for Colonial Williamsburg, Jamestown, Busch Gardens and outlet malls galore, Williamsburg and James City County remain popular spots.
If you’re new to the area, it’s important to understand what is considered “Williamsburg”. The majority of this area is comprised of James City County or JCC. Unless your JCC home is located in the upper portion of the county, you will have a Williamsburg, Virginia mailing address. Another portion of the Williamsburg area is actually part of York County. This Upper York Co. location will also have a Williamsburg mailing address. Surprisingly, the actual City of Williamsburg makes up a very small portion of the area.
It is no longer the best kept secret among locals; the masses know it’s a great place to live and purchase real estate in Hampton Roads.
Buyers of homes located in the City of Williamsburg will appreciate the low tax rate of $.54 for every $100 assessed. There are many charming Williamsburg neighborhoods. One is High Street, a newer community that mixes upscale townhouses/condos/apartments with shops, dining and even a movie theater. This area is just minutes from The College of William and Mary, founded in 1693 & still one of the country’s most notable public colleges. Another community is Piney Creek Estates, an established neighborhood with larger homes. If you prefer less maintenance & an affordable condo, Claiborne is another option. Both communities are within walking distance of restaurants and attractions such as The Yankee Candle Factory, The Williamsburg Country Store & Ripley’s Believe it or Not. Want a more park roads/ colonial feel? The Woods or Port Anne both offer lovely Williamsburg homes. Both neighborhoods are located close to Colonial Parkway access, the road system that ties the Historical Triangle of Colonial Williamsburg, Jamestown and the Yorktown Battlefields together. However, if you want to purchase real estate right in the heart of Colonial Williamsburg, check out the “new” community of Capital Landing Green. Boasting “residential re-development just one block from the Colonial Williamsburg restored area”, Capital Landing Green will feature two restored homes that have been updated & fourteen new homes that compliment its existing neighbors. Villages at Quarter Path, a new townhouse community, would be another option.
For a greater variety of Williamsburg homes and neighborhoods, Hampton Roads buyers will enjoy James City County. At only $.77 per/$100 assessed, JCC also offers low property taxes. This county boasts several gated communities to include Kingsmill on the James, Ford’s Colony, Colonial Heritage and Governor’s Land at Two Rivers. Kingmill is best known for being right next to the Busch Brewery (now AmBev), Busch Gardens Williamsburg and its 18-hole golf course, where the Michelob Ultra is held. This established neighborhood/ resort also has lodging, restaurants, a spa, a marina, multiple pools & tennis courts as well as a wonderful assortment of Williamsburg homes to purchase! Patio homes, exclusive Williamsburg waterfront homes, colonial homes w/ wooded lots; the options are endless! Kingmill is conveniently located within minutes from two interstate exits and ample shopping. Ford’s Colony is also well known for its golf courses, resort facilities, neighborhood amenities and upscale Williamsburg home options . Located in the middle of James City County, residents enjoy ready access to Prime Outlets, the Williamsburg Indoor Sports Complex (WISC) and more. There are still many Williamsburg lots for sale in Ford’s Colony if you’d prefer to build. This huge community even has four gated entrances for added convenience. If you prefer a more secluded/semi-gated option, Governor’s Land at Two Rivers is an obvious choice. Situated on the Chicahominy River w/ its own private “island preserve”, Governor’s Land offers an array of executive homes in a park-like setting. Walking trails, a clubhouse w/ amazing river views, fitness center, swimming and tennis are available to GL home owners. There is even a marina, surrounded by residential Nantucket-styled homes for a true New England feel.
For those looking for a 55+ gated neighborhood, Colonial Heritage is the answer. Enjoy the clubhouse with a plethora of activity options, low-maintenance newer homes,(basements available) and golf. Situated right by the famous Williamsburg Pottery(being remodeled), Sentara Williamsburg Hospital/YMCA and endless Lightfoot shopping, the location is ideal. There are tons of terrific non-gated neighborhoods in JCC as well. New Town is another “urban” development that combines qualify residential w/ retail, entertainment, dining, medical and business. Other single family subdivisions would include Windsor Forest, Powhatan Secondary, Scott’s Pond, Longhill Station, Berkeley’s Green, Brandon Woods, Springhill, First Colony, Villages of Westminster and Cromwell Ridge. Toano, (the Upper portion of James City County) has been gaining more attention from Hampton Roads home buyers of late. Its convenience to the interstate, affordable prices and more rural feel makes this portion of James City County extra appealing. Neighborhoods such as Stonehouse offer golfing, horse-riding, pool, tennis, community garden and beautiful Toano homes for sale. White Hall and Fenwick Hills have new townhouses and detached homes for unbeatable prices! All in all, purchasers have countless housing options in Williamsburg/JCC!
There are many Williamsburg/JCC public schools to include 9 elementary schools, 3 middle schools and 3 high schools. The newest schools are JB Blayton ES, Hornsby MS, Matoaka ES and Warhill HS. There are many private schools, daycare centers and colleges too. Examples would be Walsingham Academy, The Goddard School, and Thomas Nelson Community College (Williamsburg Campus).
Besides being able to enjoy quality housing and schools, Williamsburg residents can regularly reap the benefits of living in a “tourist” area. Cycling and casual biking riding is popular all over Williamsburg and along the Colonial Parkway year-round;there are bike paths and designated cycling lanes along most of the roadways. Williamsburg residents regularly beat the winter blahs by taking the whole family to The Great Wolf Lodge in Upper York Co. (w/ a Williamsburg address). This year-round resort features a “Big Outdoors” theme w/ a HUGE indoor water park! Residents can enjoy discounted passes to Busch Gardens Williamsburg, Water Country USA, and Colonial Williamsburg. Colonial Williamsburg,(“CW” if you’re local) was restored by John D. Rockefeller in 1926 and still remains one of the most popular tourist spots. With its great architecture, restaurants, shops, taverns, colonial-garbed tour guides and W &M backdrop, it’s no wonder. It’s a great place to go to walk your dog, ride a bike or people watch. Enjoy lunch, dinner, a wine-tasting tour or even a night at an inn right in your backyard at The Williamsburg Winery. The holiday season is especially charming in Williamsburg! At The Yankee Candle Factory, it “snows” inside the ornament room. Fife and Drum duos can be heard/seen playing outside The Willamsburg Country Store, restaurants, taverns and in CW. The Grand Illumination in CW is a must see. This is when fireworks are set off behind the capital building! Candles, garland and lights are everywhere as the district is transformed into a colonial winter wonderland!
It’s no wonder why Williamsburg, Virginia is a popular place to find Hampton Roads real estate!
