Hiring a Buyer’s Agent
Undoubtedly, the wisest decision any buyer can make is to hire an experienced buyer’s agent like Erin Melton to represent them. Just like any major purchase, event or procedure, it’s pivotal to have an experienced advocate working with you. Yet, many purchasers still attempt to do everything on their own. Often times, this boils down to several key misconceptions. For one, an agent’s fees are almost always paid by the seller of a home. This even holds true for a buyer’s agent. Secondly, a buyer’s agent can help you purchase any home in their licensed state and specialty areas. This includes properties listed by competing real estate companies and owners selling on their own. Third, many think an agent will try to manipulate them into only buying their personal listings, purchasing a more expensive property or paying too much for a property in order to earn a larger commission. Likewise, many inexperienced purchasers feel that they can maintain greater control by just contacting the agent off the sign of homes they like. After all, they assume public records and websites such of Trulia provide all the information they need to determine an acceptable offer price. However, these beliefs and practices actually do more harm than good. It wastes the consumers’ time and significantly reduces their potential to view more prospective homes meeting their criteria.
These factors are precisely why The Melton Team have always offered one-on-one buyer’s counseling to their prospective clients. Likewise, it is their team policy to establish a working relationship with each of their clients in writing through an exclusive buyer brokerage agreement. Knowledge is power; it is imperative for all buyers to understand their role and that of their agent’s throughout the buying process. Furthermore, it’s important to have a general knowledge of the contractual paperwork, process, key players and approx. pre-closing funds needed to obtain a home. Consider this: a buyer can actually increase their chances of finding the right home when work exclusively with an agent that knows that area like the back of her hand. Simply put, entrusting a buyer’s agent with priceless market expertise and a commitment to finding the right 1st home for each client is key! But don’t take their word for it. Effective July of 2012:
Virginia law REQUIRES all brokerage relationships between a licensed real estate agent, buyer, tenant, seller and landlord to be disclosed in writing. This is not a change for The Melton Team. It has always been a team policy to establish a working relationship with each of their clients in writing through an exclusive buyer brokerage agreement, exclusive right to sell listing agreement or exclusive right to lease listing agreement. Unrepresented parties viewing any of Erin Melton’s personal listings must sign an updated disclosure form stating that she represents the owner of the property.
